The Proposed Development

Following collaborative working over the last 12 months through a pre-application process with Durham County Council Officers, the proposed development has been designed to deliver 120 new homes alongside a purpose-built assisted living facility to cater for the elderly and those in need of support. The proposal also includes associated access, landscaping and open space.

 

The residential element of the development includes a balanced mix of bungalows, detached and semi-detached homes, with a range of typologies proposed to accommodate local housing need in North West Durham. The inclusion of the assisted living building will also ensure that older residents and those requiring support are fully integrated into the community.

Dwellings have been organised around a permeable street network, creating a series of walkable neighbourhood clusters. The arrangement of houses fosters a sense of community whilst ensuring that streets and green spaces are well overlooked for natural surveillance. Homes benefit from private gardens with off-street parking provided through a combination of driveways, garages and shared bays. The residential layout has also been carefully considered in relation to the extant hospital building, with green space and movement corridors designed to work across both sites.

Alongside the integration of green pedestrian/cycle routes, the proposed site layout also offers multiple areas of public open space to promote community engagement and outdoor activity. The presence of existing ecological corridors has strongly influenced the design approach, allowing for a landscape-led masterplan that incorporates public open space and biodiversity. Sustainable drainage is accommodated through swales and SuDS basins, which not only manage water on site but also enhance biodiversity and provide an attractive setting for the homes.

With respect to the planning strategy, it is our intention to submit a hybrid planning application to Durham County Council for consideration, fitting alongside the new hospital scheme. Full details of the residential element will be prepared as part of the application, whilst the detailed design of the assisted living facility will be submitted at a later date.
